Job Description:

This Owner and Operator development company is seeking an experienced Property Manager to help manage its mixed-used commercial and retail property in Rancho Mirage, CA. The role of the Property Manager is multifaceted and aims to provide support to the Asset Management team in maintaining and elevating the performance of this location.

Primary Responsibilities include the following:

· Conduct routine property inspections to monitor building operations, review maintenance programs, and recommend process improvements.

· Manage the upkeep of equipment and supplies to meet health and safety standards.

· Supervise all facility staff (janitorial, mechanical technicians, landscaping groundkeepers, security, etc.)

· Control property logistics, such as parking allocation, waste disposal and building security.

· Hire and train support staff as necessary

· Oversee operations of major building systems (MEP, FA, etc) and manage appropriate vendors.

· Prepare RFP’s and Bid Leveling Sheets for Capital Improvement Projects. Update and manage capital improvement projects as needed.

· Review and assess contracts for building maintenance vendors and contractors.

· Liaise with commercial and retail tenants and assist with Landlord deliverables for future tenant buildouts.

· Assist and coordinate overall leasing effort with Corporate Leasing team to establish strong tenant relations

· Supervise advertising and marketing efforts for the center and develop public relations plans with the Corporate Marketing team.

· Assist in preparing the annual center forecasts and annual budgets

· Approve disbursements of center expenditures in line with approved budgets

· Contribute and collaborate with Management team to develop annual business plan and strategy

· Act as ambassador and representative of the center, developing and leading retailer engagement and support programs, local community/non-profit outreach, and partnerships.

· Develop relationships with key players in local community, follow-up on local urbanism, developments, and identifying development opportunities for the center.

Qualifications:

MUST HAVE COMMERCIAL PROPERTY MANAGEMENT EXPERIENCE. Preferably in the Greater Coachella Valley area, encompassing experience in retail and commercial properties.

Possesses a Bachelor’s degree as well as having an outstanding interpersonal, technical and organization skills.

Candidate must demonstrate ability to perform multiple tasks and adapt to a fast-paced, team environment.

All candidates must demonstrate basic excel skills.

Familiarity with Riverside County and City of Rancho Mirage compliances codes is preferred.

Fluency in Spanish and English preferred.
